Generally speaking there are three types of house inspections and surveys available to someone considering buying a property. The simplest is a walkthrough valuation as carried out for a mortgage lender and the most complex is a building survey (formerly called a structural survey). The RICS HomeBuyer report is designed to fall between the two and gives an overview of the condition of each element of the property.

The RICS HomeBuyer report identifies

• Cracking, damp, woodworm, rot etc.
• Safety issues
• Highlights matters that in the surveyor's opinion are serious and/or urgent
• Includes a recommended rebuilding cost for insurance
• Can be delivered electronically or/and by post
• A valuation can be provided as an extra

The cost for our house or property surveys is typically between £325 and £425 including VAT depending on the size, condition and location of the property and whether there are extensions and outbuildings.

In the case of a relatively young property it may be more cost effective to have the same detailed inspection but a simpler report of about three pages. As this saves considerable time it can be provided for about £325 depending on the house.
